The compartment line rarely sits in empty space. We take the compartmentation package under a main contractor, or we contract for the whole of the works around it and hand back a finished room.

01Two routes

However the job is procured, the line is ours.

Both routes carry the same scope of compartmentation work and leave the same record behind. What changes is who holds the contract for everything around it.

Under a main contractor

A main contractor, principal contractor or management contractor holds the job. We take the compartmentation package under them: fire doors, fire stopping, compartment construction, verification and the record.

The whole of the works

The job stands on its own and we contract for all of it: the compartmentation package, and with it the builder’s work and finishing trades the line cannot be put right without.

02What all of it means

Back to a finished room.

Correcting a compartment line in an occupied or finished building means opening the ceiling, taking the wall down, moving the services and putting it all back. We carry that work rather than leaving it to somebody else’s contract: strip-out, partitions and boarding, joinery, services taken out and reinstated, plastering, flooring and decoration.

One contract, one programme, one record. The client is not holding the ring between a builder who does not own the fire strategy and a specialist who cannot touch the finishes.

03Why it matters

The split is where the line is lost.

The wall, the floor, the doorset, the barrier and the seals are all one system. Procurement separates them, and then separates them again from the trades that have to be disturbed to reach them. Every one of those seams is a place where responsibility for the compartment line stops.

Taking the whole of the works removes the seams. It is the same argument the business was founded on, carried to its conclusion: a business that says the split is the problem should be able to close it.
