Compartmentation needs attention at every stage, not at one of them.
Installation, refurbishment and remediation are how most clients meet us. Inspection, maintenance and keeping the record true are what the building needs for the rest of its life.
New build installation
What we doDoors, fire stopping and compartment construction installed to tested systems, coordinated with the trades that will later drill through them.
What the building gainsA compartment line that is right on the day it is closed up, and a record that supports the Gateway 3 application rather than delaying it.
Refurbishment
What we doProtecting the existing line, reinstating what gets disturbed, and correcting what earlier work left behind.
What the building gainsAlterations that do not quietly reduce the fire performance of the building.
Remediation
What we doKnown defects put right against an agreed standard, with the condition recorded before anything is covered up.
What the building gainsA closed position on a known defect, and the evidence that closes it.
Fire door installation and maintenance
What we doInstallation within the tested field of application, and planned maintenance of doorsets already in service.
What the building gainsDoors that still perform in year five, not only on the day they were fitted.
Quality assurance in delivery
What we doSampled inspection during the works, ours and, where instructed, other people’s.
What the building gainsFaults found while access is open and correction is cheap.
Post-completion inspection
What we doPeriodic inspection reported against the original record rather than from a blank sheet.
What the building gainsContinuity between what was installed and what is still there.
Targeted inspection after alteration
What we doA focused look after intrusive works or another trade’s activity in a protected element.
What the building gainsThe breach found by somebody looking for it, rather than at the next fire risk assessment.
Lifecycle information and handover
What we doDigital handover, and asset information kept current as the building changes.
What the building gainsA record that is still true after the building has changed.
One compartment line, five disciplines.
The wall, the floor, the doorset, the barrier and the seals are all compartmentation. They get split into separate trades for procurement, and the split is where the line is usually lost.
Partial packages are fine: doors only, or doors and fire stopping without the wall works. It never changes the standard of record attached to the part we take, and it never stops us reporting what we saw in the part we did not.
We decline delivery work where the client refuses the record.
Not often, and never happily. But installing a compartment line and leaving nothing behind that shows what was installed puts our name on something we could not stand behind two years later, when somebody opens the ceiling and asks.
The same reasoning runs the other way. Every proposal we issue describes the inspection regime the building will need afterwards, whether or not that part is being tendered.
Tell us about the building.
New build, refurbishment, remediation, planned maintenance, inspection, or the information a building has to be able to produce.
Or speak to one of us directly.
