The day it is finished is not the test.
Whether the protection is still right in year five depends on whether anybody looked, and whether they compared what they found to what was installed.
What this part of the line is doing.
The duty to show what is installed, where, to what standard and on what evidence is continuous. Most passive fire protection is still delivered as though it ends at practical completion.
A building changes. Cables get pulled, ceilings get opened, doors get replaced by somebody else. Each of those is a chance for the line to be quietly reduced and for the record to become untrue.
The failures are ordinary, and they repeat.
Set out plainly, because a client who knows what to look for is a better client to work for.
Inspection against a blank sheet, so every visit produces a new list rather than a comparison.
A regime that inspects what is easy to reach and never states what it did not reach.
A record that stops being updated the day the contractor leaves.
What we do differently.
Periodic inspection reported against the original record and graded against a published basis, with the extent of access stated. Targeted inspection after another trade has been inside a protected element, which is when breaches are actually created.
Every delivery proposal describes the ongoing regime, whether or not it is being tendered and whether or not you asked. It is the most useful thing in the document for a duty holder.
What you are left holding.
Produced as part of the work and priced into the rate, not invoiced as a separate deliverable.
Continuity: what was installed, what is still there, what changed, and what was not seen. Not assessed means access was not achieved. It is never a soft pass.
After practical completion.
The client owns the record of their building. We create it, hold it and maintain it under instruction, and hand it over in a form the client and their next contractor can use directly.
